Dive into Summer

The title of this article maybe somewhat deceptive, dive into summer may conjure up visions of swimming pools, recreation areas and green lawns, but those things are thought of and planned out long before summer gets here. Summer, for community managers, usually means getting large scale, weather sensitive projects completed. Of course it goes without saying that we do this in addition to our normal operational tasks. In the northeast we have a relatively small window of consistently good weather (late May through September) in which to engage in asphalt, concrete, painting, power washing, roof and siding replacement and lets not forget, irrigation repairs. So community managers spend a good deal of the summer making sure that the projects that they have spent many hours carefully planning are accomplished with as few problems as possible. Many of these projects may have an engineer involved to ensure that the actual task is being completed in accordance with the plans or designs developed for the project, and that is a good thing. Community managers are making sure that all of the logistics involved with the undertaking are being considered and taken care of; notification to affected residents, coordinating the various service providers involved, scheduling inspections and dealing with the inevitable emergency or unforeseen issue that has arisen are just a few of the things that we typically deal with. When the smoke has cleared, a successfully completed project that gives the community a well maintained look is what is visible to all and now the community manager can go on vacation and relax for the rest of the year right?

Not so fast. Summer is also the time when (assuming that the community’s fiscal year coincides with the calendar year) it is time to begin preparing the budget for the upcoming year. We all know what that entails, looking at fixed and variable costs, making sure that reserve and deferred maintenance studies are up to date, projecting year-end income and expenses. We all know the drill. So, with the draft budget and reserve projects complete, now we can relax. Not exactly; it is also time to ensure that all of your proposals for fall plantings have been received and are ready for board consideration. Which reminds me, it’s not too early to ensure that (I know you don’t want to think about it) the community’s snow removal agreement is in place for the upcoming winter and to solicit bids if not.

With all of this going on it is easy to lose sight of some of the summer basics, so keep in mind that you should remind your community that they need to keep their propane grills (if your community allows them at all) at least five feet away from any combustible surface, pick up any toys from the common elements so the landscapers lawn mower doesn’t turn Johnny’s matchbox car into a lethal projectile and keep an especially vigilant eye out for kids riding bikes and playing in the community. Slow down! is a necessary reminder to all vehicles operating in the community.

Dive into summer? It’s really more like sprint through the summer trying to get as many things accomplished as we can. Are you ready for the Summer?

ACCESS PROPERTY MANAGEMENT RECOGNIZED AT CAI ANNUAL AWARDS DINNER

Flemington, New Jersey, March 10, 2011—The Community Association Institute recognized three Access Property Management employees at their annual dinner on March 3. Jacquie Dolan Rogers, APM property manager was given the prestigious Candice Bladt Community Manager of the Year award for her commitment to the Hills Highland Master Association. Ted Judah, APM property manager was awarded the Committee of the Year for his groundbreaking efforts on the Golf Committee and Denise Lindsey, APM Vice President was recognized as Speaker of the Year.

The Candice Bladt Community Manager of the Year and Committee of the Year awards are selected by a nominating committee of property management peers. “We’re very proud of Jacquie and Ted, they give 150 percent to their properties and board members,” said Wayde Scheffer, Access Property Management’s CEO.

Unlike the other winner categories, CAI’s Speaker of the Year winner is selected based on audience feedback and speaker rating scales. Recipients must possess a strong proficiency and willingness to share their skills “Denise’s expertise in property management practices and 25 years of hands on experience enable her to share a wealth of knowledge with our clients,” said Scheffer.

Access Property Management recently hosted a seminar series for their clients and guests regarding rules and regulations for board members. At the seminars, Lindsey presented current scenarios and useful strategies for audience members.

APM receives designation from the New Jersey Chapter #1 of the Institute of Real Estate Management.

FLEMINGTON, N.J., October 13, 2009 – Access Property Management (APM), a Flemington, New Jersey based property management company serving approximately 100 communities throughout New Jersey and Pennsylvania, was awarded the title Accredited Management Organization (AMO) of the Year from the Institute of Real Estate Management (IREM)-New Jersey Chapter No. 1. APM was presented this honor at the chapter’s annual Heritage Night on September 16 in Somerset, New Jersey.

IREM-New Jersey Chapter No. 1 is the country’s oldest individual chapter. Only management companies that have earned the coveted AMO designation in the New Jersey area are possible recipients of the award. APM was selected the winner of this prestigious award that recognizes the highest level of performance, experience, and financial stability among real estate management firms. Worldwide, only 500 companies hold the AMO credential.

In addition, Scott Dalley, APM’s executive Certified Property Manager (CPM) was named vice president of Chapter No. 1. Larry Makfinsky from APM’s Edison office earned Accredited Residential Manager designation and received a pin and certificate. These esteemed credentials certify competence and professionalism for those engaged in real estate management. “We are honored to be recognized both as an organization and as dedicated property management professionals by IREM,” notes Dalley. “We enjoy providing our clients with high quality property management services and it’s nice to be recognized for our accomplishments,” he continues.

APM 2009 Food Drives

In March 2009, Access Property Management held food drives at several of the communities they manage to both collect food and raise money for some of New Jersey’s food banks.

Several Oakhurst-area communities made donations that benefited the FoodBank of Monmouth and Ocean Counties. In the Flemington region, Hunter’s Crossing Condominium Association made a donation to the Northwest New Jersey Community Action Program. The Society Hill at Branchburg Condominium Association contributed approximately $300 as well as food and supplies to the Food Bank Network in Bridgewater, New Jersey.

APM earned the Accredited Management Organization designation and Senior Vice President Scott Dalley was named Certified Property Manager of the Year.

FLEMINGTON, N.J., November 4, 2008 – Access Property Management (APM), a Flemington, New Jersey based property management company serving approximately 100 communities throughout New Jersey and southeastern Pennsylvania recently earned the Accredited Management Organization (AMO) designation from the Institute of Real Estate Management (IREM). In addition, Scott Dalley, APM’s executive Certified

Property Manager (CPM) and senior vice president, was recognized as IREM-NJ Chapter No. 1’s CPM of the Year.

Recognizing excellence among real estate management firms, the AMO designation is earned by firms that achieve the highest level of performance, experience, and financial stability. The designation also requires that a company have a CPM in an executive position. In the case of APM, Scott Dalley fulfills this role and was recognized for his expertise and knowledge in this industry.

CPM requirements include industry-specific continued education, adherence to a code of ethics set forth by IREM, both a rigorous written and practical examination, and at least one year of candidacy for the position. Dalley is the first member of the APM staff to earn this prestigious designation. “I’m honored to be recognized by IREM for my work dedication to our clients,” Dalley says. “I believe that my success is directly tied to the reputation for service and quality that our company has always offered,” he continues.

Flemington Community Association Manager Earns Top Industry Professional Designation

FLEMINGTON, N.J., July 23, 2008 – Tracy Blair, Regional Vice President, Access Property Management, recently joined the elite group of community association managers who have earned the Professional Community Association Manager (PCAM) designation from Community Associations Institute (CAI). The PCAM is among the highest professional recognitions in the community association field today.

To earn the PCAM designation, managers must have five years of community association management experience and complete more than 100 hours of course work. In addition, PCAM designees must fulfill continuing education and service requirements as well as adhere to a code of ethics. Blair first worked with Access Property Management (APM) in 2002 as an on-site manager for a large Flemington community. She began working from APM’s Flemington office in 2004 as a portfolio manager for seven Hunterdon County communities. In May 2007, Blair was promoted from community association manager to regional vice president of APM’s Flemington office. Today, she oversees 14 community association managers for communities throughout Hunterdon, Morris, Somerset and Warren Counties in New Jersey.

APM Announces Area Staff Changes Access Property Management brings new regional vice president to Oakhurst; new regional manager to Edison.

FLEMINGTON, N.J., May 15, 2008 – Access Property Management (APM), a Flemington, New Jersey-based property management company serving approximately 95 communities throughout the state, recently added two new members to its growing management team. Pat Boyce joined APM in late 2007 as regional vice president for the company’s Oakhurst office. She brings more than 18 years of experience to the organization, including management of commercial, apartment, homeowner association, condominium, high-rise, and active adult properties. In her new position Boyce oversees the day-to-day operations of the Oakhurst office, including four community association managers serving a total of 20 associations located in an area that reaches from Union to Ocean Counties. She also manages three properties.

Boyce holds several Community Association Institute (CAI) designations, including Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Professional Community

Association Manager (PCAM). She is currently a member of the New Jersey chapter of the CAI and secretary of the New Jersey chapter of the Manufactured Homeowners Association.

Christopher Nicosia joined APM during first quarter 2008 as regional manager for the company’s Edison office. He brings more than five years of experience to the organization including management of several properties located throughout New Jersey including homeowner associations, condominiums, and high-rises. In his new position, Nicosia, in addition to managing five communities, oversees three community association managers serving a total of 10 communities throughout Somerset, Union, Middlesex, and Essex Counties.

Area Staff Changes Announced Access Property Management names new vice president and regional vice president.

FLEMINGTON, N.J., December 5, 2007 – Access Property Management (APM), a Flemington, New Jersey-based property management company serving approximately 95 communities throughout New Jersey, today announced the promotion of two employees.

Denise Lindsey, who joined APM in 2004 as regional vice president of its Edison, New Jersey office, was recently promoted to the position of company vice president where she will oversee the property management function for the eastern New Jersey market. Lindsey holds several Community Association Institute (CAI) designations including Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Professional Community Association Manager (PCAM). She has also participated in the CAI Conference and Expo as a guest speaker, addressing topics such as building maintenance programs and meeting the changing needs of established communities. On a local level, Lindsey serves as the chairperson of the Education Committee of the New Jersey CAI and is an active volunteer and participant in the organization’s events. Tracy Blair, who joined APM in 2002 and developed a background in both onsite and portfolio community management, was promoted to the position of the regional vice president of the Flemington office and will direct 13 of APM’s Flemington-based property managers for communities throughout Hunterdon, Somerset, and Warren Counties in New Jersey. As one of two regional vice presidents at APM, Blair works closely with client board members and assists in resolving any situations that may arise. She also coordinates the training and mentoring of new community managers. Having started with APM in 2002, she holds the CMCA and AMS designations from the CAI and is currently working Access Property Management Promotions towards the PCAM designation. Blair serves as a member of the Membership Committee of the New

Jersey CAI.
